Title Hawks offers three levels of searches based on your individual needs. Our Limited (2) Owner Title Search is our middle option. This search is expanded upon our Current (1) Owner Title Search. Not only is the recorded property information from the current ownership included in this search but we will go back to the next previous owner and gather recorded document information during their ownership as well. Recorded documentation on the following may be included, legal ownership, legal property location and description, liens, judgements, property tax, open mortgages, deeds and lien releases are some of the recorded documentation that may be produced during the examination.
This level of title examination would be a good choice for those who need a slightly deeper historical record search. You will see a full chain of title and documentation from the previous owner to the current owner and all recorded information during both of those time frames.
The Limited Search contains the same information as the Current Owner Title Search except the search will go back to the owner(s) right before the current owner(s). It is a deeper search that ensures a clear chain of title for the latest two ownerships of the property.
